Buying a plumbing business: what 290+ listings ask, earn and hide
Every US plumbing business for sale that we could count once, read for price, owner earnings, the licence, the type of work and who really runs it. One in four turned out to be a copy.
The short answer
Buying a plumbing business is a sound first acquisition if you buy licensed plumbers who stay and earnings you can verify. Screened for templated look-alike listings, the median US plumbing business for sale asks $590K on $252K of owner earnings (SDE), a 2.95x multiple on a 28.2% margin (Main Street Index, 290+ US listings, October 2026). Plumbing ranks 42nd of 118 industries on our Buyer Fit score.
Two things decide most deals. First, 76 of the 290+ listings (26.2%) are copies: templated packages repeated across 28 states at a median 1.36x, and they make the whole category look cheaper than it is. Second, the licence: someone qualified must hold it after you close, and 30.0% of screened listings with buyer data name one. After a 90% loan and an $80K salary, half of real listings leave less than $49K a year.
Most of what ranks for this search is a Reddit thread, a software vendor’s tip list and a law firm’s checklist, none with listing data. This guide is built from the Main Street Index, BigIdeasDB’s census of 84,900+ businesses-for-sale listings from 29 marketplaces, counted once per business. It holds 410+ plumbing businesses for sale worldwide. We analyse the 290+ in the US, priced in dollars on a seller’s discretionary earnings basis. SDE is owner earnings: profit before the owner’s own pay, interest and depreciation. Every figure is an asking price or a stated earnings figure, not a closing price, and medians under 30 listings are withheld.

That reply heads the Reddit thread Google ranks first for this search. The data below agrees on the licence and adds a problem nobody in that thread mentions: a quarter of what you see for sale is not a real, separate business.

Is owning a plumbing business worth it?
On asking economics, plumbing is a solid middle-of-the-pack buy: it ranks 42nd of 118 US industries on Main Street Index Buyer Fit (55.5 of 100), next to HVAC (40th) and well ahead of electrical contracting (81st) and roofing (105th). The score weighs earnings yield, affordability, margin, durability, healthy exits, supply, productivity, seller financing and real estate. Plumbing scores best on durability (businesses that have run for decades) and yield.

The fit depends on the buyer:
- Worth it if you hold a plumbing licence or have a licensed partner, can price jobs and lead plumbers, and buy a company with a licensed manager, tenured crews and earnings that show up in tax returns.
- Not worth it if you want a hands-off asset in year one, you cannot judge a plumber’s work or a quote, or the earnings exist because the seller works 55 hours a week as estimator and master plumber.

One in four plumbing listings is a look-alike copy
76 of the 290+ US plumbing listings in the Main Street Index (26.2%) belong to templated look-alike families spread across 28 states, and they ask a median 1.36x SDE on $202K of earnings (October 2026). They are the reason plumbing looks cheaper than HVAC in most raw data, including ours.
A look-alike is a listing whose numbers or words are copied from other listings in other states. Some are exact repeats. Others are rewritten so they slip past an exact-match check. We screened in four layers:

Layer 3 is the one most screens miss. One family lists six staff and a 17.2% margin in five states; another lists one employee and a 21.0% margin in six. Each listing has fresh wording and a slightly different SDE, but the ratio and headcount never change, and the asking multiple sits between 1.0x and 1.4x every time.
The copies share tells a buyer can check in minutes:
- Price: 62 of the 79 plumbing listings asking under 1.5x SDE (78.5%) are look-alikes. A real plumbing company at 1.2x is rare.
- Terms: none of the 76 offers seller financing, shows a price cut or states an equipment value. Real listings do all three.
- Pitch: 19 of the 39 plumbing listings that sell maintenance agreements, service plans or memberships are copies (48.7%), and so are 10 of the 19 that say “SBA prequalified”.
- Licence: the largest family, 19 residential listings in 10 states, tells buyers no licence is required by the new owner and comes with a managed call center.
Plumbing is hit harder than its neighbours. Using the two numeric layers alone (exact repeats and same staff and margin), 18.6% of plumbing listings are flagged, against 13.5% of HVAC, 3.7% of landscaping, 2.4% of electrical contracting and none of roofing. We cannot tell from listings whether a look-alike is a franchise-style package, a lead-generation page or a real business described with a template. How much does it cost to buy a plumbing company?
Screened US plumbing listings ask a median $590K, with the middle half between $318K and $1.4M (Main Street Index, n=195, October 2026). Price rises faster than earnings: the multiple climbs from 2.30x in the $250K to $500K band to 4.10x above $1M.

“Why are plumbing companies so expensive?” is a common search. On revenue they are not: screened listings ask a median 0.79x of annual revenue, and only 28.0% fall inside the 0.34x to 0.66x revenue range one software vendor quotes. The expensive end is the multi-crew, commercial and construction companies, which buyers and roll-up funds compete for.
Valuation firms commonly quote 2.5x to 4.0x SDE for plumbing. Only 43.5% of screened listings sit in that band; 19.3% ask under 2x and 27.3% ask over 4x. For how to read a multiple against its size band, see how to value a small business and how much a business is worth.

How much does a plumbing business owner make?
The median screened US plumbing listing states $252K of SDE, with the middle half between $155K and $503K (Main Street Index, n=175, October 2026). 63.4% report $200K or more, 25.7% report $500K or more and 10.3% report $1M or more. 11.4% report under $100K.
SDE is not take-home pay. It is profit before the owner’s salary, loan payments and truck replacement. We ran every screened listing through the same test a lender uses: 10% down, 10.5% fixed over 10 years on the asking price, an $80K salary for the owner, and 1.25x debt coverage.
- 61.5% of screened listings pass 1.25x coverage. 50.3% pass once you also set aside 2% of revenue for vans, jetters and cameras.
- Half of screened listings leave less than $49K a year on top of the $80K salary, and less than $27K after the reserve.
- Every one of the 76 look-alikes passes, leaving a median $82K. On a lender’s spreadsheet the copies look like the best deals in the category, which is the risk.
“Can a plumber make $200,000?” As an owner, most listed companies say they earn that before debt. After an acquisition loan, the buyer of a typical company keeps a salary plus a modest cushion until the loan is paid down. Forum advice on a large plumbing deal put it simply:

Service vs new construction plumbing: which is better to buy?
Screened US plumbing listings that mention new construction or builder work ask 3.18x SDE on $323K of earnings, against 2.80x on $240K for service-led listings (Main Street Index, 37 and 108 priced listings, October 2026). Service keeps more of each dollar: a 30.8% margin against 19.7%.

Contractors online usually call service the better business. One answer in a plumbing contractors’ group reads: “If your goal is building a long-term, profitable business, service work usually gives you better margins and recurring customers.” A trade forum answer on the other side: “New construction is cleaner and the hours are great but the money is lower.” The listings support the margin claim and complicate the rest.

The unscreened row is the trap. Before screening, service plumbing appears to ask 1.79x, almost half the construction multiple, and a buyer could conclude that service companies are bargains. 73 of the 210 service-pitched listings are look-alike copies; remove them and the gap shrinks from 1.39x to 0.38x. Construction companies still ask more, mostly because they are bigger: $1.97M of revenue against $870K, and six staff against five.
What each mix means for a buyer:
- Construction in the mix: larger SDE and a higher multiple, but thinner margins, a few builder or general contractor accounts, and bids that follow the relationship. Ask for revenue by customer.
- Service-led: higher margin, many small customers and emergency calls that do not wait for the economy. The risk is the dispatch, the phones and the technicians, not one customer.
- Mixed shops that also do heating or air conditioning ask 3.17x on $316K of SDE (36 priced). Like HVAC with plumbing, they need a qualifier for each trade.

“What type of plumbing pays the most?” For an owner, the larger SDE sits in construction and commercial work; the larger share of each dollar sits in service. Drain and sewer listings (59 priced) ask 2.74x screened, close to the service median.
What really moves the price of a plumbing business
In raw plumbing data, almost every buyer-friendly feature seems to add 0.7x to 1.4x to the multiple; after screening, most of that premium disappears (Main Street Index, October 2026). The look-alikes all sit on one side of each split, so they drag that side down.

The licence result matters most. Across five licensed trades, our home service guide found listings that name a licence ask 3.18x against 2.58x. Inside plumbing, that premium is an artifact: real plumbing companies ask the same whether or not the listing names a licence, because nearly all of them need one. The share that names it is a disclosure habit, not a quality signal.

Do you need a plumbing license to own a plumbing company?
Usually the business needs a licensed qualifier, not necessarily a licensed owner: 30.0% of screened US plumbing listings with buyer data name a licence requirement, but only 4.7% mention a qualifier and 9.3% mention a master plumber (Main Street Index, 203 and 214 listings, October 2026). In most listings the licence question is left for the buyer to ask.
Rules are set by states and, in some places, cities. California licenses plumbing contractors under the C-36 Plumbing Contractor classification at the Contractors State License Board; other states license a responsible master plumber who qualifies the company. Our easiest small business to run study found that 43% of plumbing listings stating the owner’s role name a licence, among the highest of any industry. Put a price on the qualifier before you price the company. At the $1,500 to $3,000 a month quoted above, a rented licence costs $18K to $36K a year. Subtract that from every screened listing in our debt test and the median cushion above an $80K salary falls from $49K to between $13K and $31K. Add the 2% vehicle reserve and the median lands between a $9K loss and a $9K surplus. A plumbing deal that needs an outside qualifier has to be bought below the 2.95x median, or come with a licensed plumber already on the payroll.
With fewer than one screened listing in ten mentioning a master plumber, most listings do not tell you which kind of deal you are looking at. The biggest look-alike family says the opposite of the forum advice, telling buyers no licence is needed by the new owner. Treat that line as a reason to call the state board, not as an answer.

Buying a plumbing business with no experience
You can buy one, but you are buying a dependency: screened plumbing listings that state the owner’s role are 73.0% owner-operated, so the seller is often the master plumber, estimator and the person customers call (Main Street Index, 63 listings stating a role, October 2026). The thread Google ranks first for the question is blunt about what happens when the owner is not a plumber.

Not every answer is a no. A business broker on the same thread recommends buying where you have experience, strengths or a trusted partner who does, and notes that landscaping has lower licensing barriers. Another commenter on a $3.8M deal argued that plumbing companies run on scheduling, labour management and customer relationships as much as wrench skills:
“A strong general manager or foreman already in the business who stays through the transition is probably the most important thing to nail down before close, not after.”r/buyingabusiness
The listing a non-plumber wants is the rarest one in the data. Only 6 of the 63 screened listings that state a role are manager-run, and the cheapest-looking “manager in place” listings are mostly copies (19 of 25 raw manager-run listings, covered below). In practice that means three filters: a licensed lead plumber who will qualify the company and sign a stay agreement, a crew that is not retiring alongside an owner whose company has run a median 23.5 years, and a seller who will stay through the licence handover in writing.

Who does the work in a plumbing business for sale
Of 63 screened US plumbing listings that state the owner’s role, 46 are owner-operated (73.0%), 11 are absentee or semi-absentee and 6 are manager-run (Main Street Index, October 2026). Hands-off here means absentee or semi-absentee plus manager-run; at 17 listings it is too few for a median.
The look-alikes distort this cut more than any other. They supply 50 of the 113 raw role statements and 19 of the 25 “manager-run” plumbing listings. That is why raw data shows hands-off plumbing at 1.36x: it is the copies’ price, not a discount for absentee ownership. It also means the 22.1% manager-run share in our home service guide is inflated by templates; on screened data it is 9.5% of role-stating listings.

Crews are small. The median screened listing has five employees and produces $210K of revenue per employee. The $1M-plus band has nine. Plumbers move between companies, and a new owner is a reason to move:

Seller financing and SBA loans for a plumbing business
24.3% of screened US plumbing listings say seller financing is offered and only three refuse it (Main Street Index, 52 of 214 listings, October 2026). Across all plumbing listings the share is 17.9%, because none of the 76 look-alikes offers a note.
- Price: screened listings that offer financing ask 2.77x (n=40), below the 3.07x of listings that say nothing (n=121). In plumbing a seller note comes with a lower price, not a higher one.
- SBA: the SBA 7(a) program funds changes of ownership up to $5 million. Only 9 screened listings say they are SBA prequalified; 10 more claims come from look-alikes.
- Price cuts: 26 screened listings (12.1%) show a reduction, too few for a median. None of the look-alikes does.
- Equipment: 115 screened listings state furniture, fixtures and equipment, a median $106K. Vans are the big item: 33.2% of screened listings mention vans, trucks, vehicles or a fleet.

Nearly every small plumbing purchase closes as an asset sale, which means the buyer and seller each file IRS Form 8594 to allocate the price across vans, equipment and goodwill. Agree the allocation in the letter of intent, not at closing. For the note itself, read seller financing a business.
Why plumbers sell their businesses
66.9% of screened US plumbing listings with a stated reason say retirement, followed by other business interests (10.7%) and relocation (9.5%) (Main Street Index, 169 stated reasons, October 2026). The look-alikes almost never say retirement: one of 13 that give a reason does, and five say the business needs more capital than the owner has.

Plumbing business due diligence checklist
These eight checks follow from the numbers above; each targets a gap that 290+ US plumbing listings leave open (Main Street Index, October 2026). Run the first two before the letter of intent.
- Screen the listing for look-alikes. Search its exact SDE and revenue in other states. Flag the same staff count and margin to a tenth of a point, pitch copy about a $126 billion industry, or no seller financing, no price cut and no equipment value at 1.0x to 1.4x SDE.
- Solve the licence before the letter of intent. Find out who qualifies the business today, whether the license is held by the seller or an employee, what your state or city requires, and how long a new qualifier takes to approve.
- Split revenue by type of work. Get three years of revenue by service and repair, drain and sewer, new construction, remodel, commercial accounts and any HVAC. Flag any builder, general contractor or property manager above 10% of revenue.
- Meet every licensed plumber. Record licence level, tenure, age, pay plan and whether each will stay. Price retention bonuses for the master plumber and the lead technician.
- Rebuild SDE from tax returns. Reconcile tax returns to bank deposits for 24 months. Remove add-backs a new owner will still pay, especially the seller's own labour as plumber or estimator.
- Walk the fleet. List every van, jetter and camera with age, mileage and service records. Run UCC lien searches on vehicles and equipment before closing.
- Check insurance, permits and callbacks. Review workers compensation class codes, claims history, open permits, failed inspections and warranty callbacks for the last two years.
- Model the loan with a salary and a reserve. Subtract a market salary, 2% of revenue for vehicles and equipment and full loan payments from SDE. Keep 1.25x coverage and three months of payroll in cash.

Methodology and limits
All queries ran read-only against the Main Street Index on October 5, 2026; the universe is 410+ plumbing listings counted once per business, and benchmarks use the 290+ US listings in USD on an SDE basis. Multiples are asking price divided by stated SDE. Percentiles are withheld below n=30.
The look-alike screen has four layers: exact SDE and revenue repeats on three or more listings in two or more states; shared opening copy from a set of templated pitches, including versions with nudged figures; the same headcount and SDE margin (to 0.01) on five or more listings in three or more states, flagged only where the listing asks under 1.5x; and an exact price and SDE match with a flagged listing. Owner involvement, manager in place, licence requirement and SBA status come from a description model that passed an accuracy gate; seller financing and price cuts come from site labels. Work-mix, drain, commercial, HVAC, vehicle and agreement figures are case-insensitive keyword matches on headline and description, with negated construction mentions removed. The debt model assumes 10% down, 10.5% fixed over 10 years on the asking price, an $80K salary and a 2% of revenue reserve. Five limits matter most:
- Asking, not closing. Every price and multiple is an asking figure. Some listings never sell.
- Stated, not verified. SDE, headcount, licence and owner role are what the listing says. Unstated is not the same as no.
- The screen is a floor and can misfire. A few revenue-less copies escape it, and a real business could share a headcount and margin by chance. We publish raw and screened figures side by side.
- Keyword cuts are directional. A listing that mentions new construction may do mostly service work; one that never mentions drains may still clear them.
- US only. UK, Australian and Canadian plumbing listings have fewer than 30 with price and earnings on one basis, so their medians are withheld. No single state reaches 30 screened listings with a multiple. Licensing rules vary by state and city; nothing here is legal advice.

Is owning a plumbing business worth it?
It can be, if you buy licensed plumbers who stay and earnings you can verify. Screened for templated look-alike listings, the median US plumbing business for sale asks $590K on $252K of owner earnings (SDE), a 2.95x multiple and a 33.9% earnings yield before debt (Main Street Index, 160+ listings with price and SDE, October 2026). Plumbing ranks 42nd of 118 industries on Buyer Fit. The catch is the licence: someone qualified has to hold it after you close.
How much does it cost to buy a plumbing company?
Screened listings ask a median $590K, with the middle half between $318K and $1.4M (n=195). Price climbs with size: plumbing companies asking $250K to $500K report a median $175K of SDE at 2.30x, those asking $500K to $1M report $223K at 2.87x, and those asking $1M or more report $569K at 4.10x. These are asking prices, not closed deals. Budget closing costs and working capital on top.
How much does a plumbing business owner make?
The median screened listing states $252K of SDE, which is profit before the owner's pay, loan payments and truck replacement. 63.4% of screened listings report $200K or more and 11.4% report under $100K. If you borrow 90% of the asking price over 10 years at 10.5% and pay yourself $80K, half of listings leave less than $49K a year on top of that salary, and less than $27K after a reserve of 2% of revenue for vehicles and equipment.
Can a plumber make $200,000 a year owning a business?
Many listed plumbing businesses report that much owner earnings: 63.4% of screened US listings state SDE of $200K or more, 25.7% state $500K or more and 10.3% state $1M or more (n=175). SDE is before the owner's salary, debt and capital spending, so a buyer who borrows to buy keeps much less. The $1M-plus group are multi-crew companies with nine staff at the median.
What is the valuation multiple for a plumbing business?
The raw median asking multiple is 2.36x SDE across 230+ US listings, but 76 listings are templated packages asking about 1.36x. Screen them out and the median is 2.95x (middle half 2.25x to 4.14x, n=161). Only 43.5% of screened listings sit inside the 2.5x to 4.0x range valuation firms quote. Size explains most of the spread.
Do you need a plumbing license to own a plumbing company?
Usually the business needs a licensed qualifier, not necessarily the owner. Rules are set by states and some cities; California, for example, licenses plumbing contractors under the C-36 classification. 30.0% of screened US plumbing listings with buyer data name a licence requirement, and only 4.7% mention a qualifier. A forum commenter puts the cost of hiring a qualifier at $1,500 to $3,000 a month. Solve who holds the licence before you sign a letter of intent.
Can I buy a plumbing business with no experience?
Yes, but you are buying a dependency on your licensed staff. The top Google-ranked Reddit thread on the question warns that a master plumber can leave and take the crew. Screened listings are 73.0% owner-operated where the role is stated, so the seller is usually the estimator and lead plumber too. Look for a licensed manager who stays, a seller transition of several months, and retention bonuses for the plumbers you cannot lose.
Is service or new construction plumbing more profitable to buy?
Service keeps more of each dollar; construction is bigger. Screened listings that mention new construction or builder work ask 3.18x on $323K of SDE but keep a 19.7% margin on $1.97M of revenue (n=37 priced). Service-led listings ask 2.80x on $240K and keep 30.8% on $870K (n=108). The raw gap looks larger (1.79x for service) only because 73 of 210 service-pitched listings are templated copies.
What pays better, HVAC or plumbing?
On listings, almost the same. Raw medians put plumbing at $228K of SDE and HVAC at about $230K, with similar margins near 23%, and Buyer Fit ranks them 42nd and 40th of 118. Plumbing listings are older (a median 23.5 years screened) and HVAC has twice the supply. Screened plumbing listings that also do heating or air conditioning ask 3.17x on $316K of SDE (n=36).
Why do some plumbing businesses for sale look so cheap?
Most of the cheap ones are templates. 62 of the 79 US plumbing listings asking under 1.5x SDE belong to look-alike families that repeat the same figures, the same pitch or the same staff count and margin across 28 states. None offers seller financing, shows a price cut or lists equipment value. Search the SDE and revenue of any cheap listing across states before you call.
Will the seller finance a plumbing business?
About one in four will. 24.3% of screened US plumbing listings say seller financing is offered and only three refuse it. Screened listings that offer it ask 2.77x, below the 3.07x of listings that say nothing, so a note does not come with a higher price here. SBA 7(a) loans can fund a change of ownership up to $5 million.
Why do plumbers sell their businesses?
Mostly to retire. Of 169 screened US listings with a stated reason, 66.9% say retirement, 10.7% other business interests and 9.5% relocation. The median screened plumbing business has run for 23.5 years. A retiring owner is often the licence holder, the estimator and the person customers call, so plan a paid transition and the licence handover together.
What is the success rate of a plumbing business?
We measure survivors, not failures. 61.4% of screened plumbing businesses for sale that state a founding year opened before 2008, so they have run through at least two recessions (n=140). That says plumbing companies that make it tend to last; it does not say how many new ones close.
