Buying a pool route: why 69% of listings ask exactly 12x monthly billing

Pool routes are priced by a formula on monthly billing, not on earnings. Here is what that formula hides, what you pay per account, how routes differ from pool companies, and what to check before you hand over a year of income.

The short answer

Short answer

Pool routes for sale are priced at 12 times monthly recurring billing. Of 210 US route listings that state their billing (Main Street Index, 49,900+ US listings, October 2026), the median asks exactly 12.0x and 68.6% ask exactly 12x. A $100 a month pool costs $1,200, and the median route asks $1,850 per account.

That price buys roughly one year of stated owner earnings, because the earnings are mostly your own labour: the median route asks $80K for $78K of stated SDE. Price on verified service billing, not on total revenue, which includes repairs and chemicals (a median 1.38x the billing). Full-service pool companies are a different deal at 2.35x SDE.

The pages that rank for this topic are written by route brokers and pool software companies. They quote “6 to 12 times monthly revenue” with no sample size. This guide tests that rule on the listings. The Main Street Index is BigIdeasDB’s census of 84,900+ businesses-for-sale listings across 29 marketplace sources, de-duplicated so each business counts once. We pulled every US swimming pool service listing priced in dollars on an owner earnings (SDE) basis: profit plus the owner’s own pay, before debt. Every figure is an asking price or a stated number from a live listing, not a closed deal.

What a pool route is (and what you are buying)

A pool route is a list of homeowners who pay a fixed monthly fee for weekly cleaning, and 92.4% of the 240+ US route listings in the Main Street Index are run from home with no premises (October 2026). There is no building, rarely a lease and often no truck. You buy the customer list, the seller’s introduction and a promise not to come back.

Accountants call that goodwill. When a buyer pays for a group of business assets and goodwill attaches, both sides report the price split on IRS Form 8594, so the allocation to the customer list and the non-compete is a real negotiation point, not paperwork.

Routes are small and young. The median listing has 40 accounts, states a median age of 4 years (n=147) and 41 of the 44 route listings that describe the owner’s role say the owner does the cleaning. Only 3 describe a hands-off role (absentee, semi-absentee or manager-run). Reddit sums up the trade bluntly:

“I purchased and ran a route about that size ($60k). I paid cash so there was no debt. As someone else said chemicals are expensive. I brought home about $3500 per month before taxes. It's basically buying yourself an easy decent paying job.”r/sweatystartup

The 12x billing rule: how pool routes are really priced

Route listings are priced by formula: across 210 US route listings that state monthly recurring billing, the median asks exactly 12.0x that billing, 68.6% ask exactly 12x, 20.0% ask more and only 3.3% ask less than 10x (Main Street Index, October 2026).

Most route listings carry a line like “monthly recurring billing of $5,600, plus chemical and repair income”. Divide the asking price by that number and the answer is 12 almost every time. The forum version of the rule matches the listings to the dollar:

Why so uniform? Because most routes are sold through a handful of specialist brokers. 239 of 240+ route listings name a broker, 19 brokers in all, and the largest lists 52.6% of the routes on its own; the top four list 84%. Every broker with three or more listings that state billing has a median of exactly 12.0x. A pool software company’s buying guide describes the usual brokered split: the seller gets about ten months of revenue, the buyer pays twelve, and the broker keeps the difference.

So 12x is not what routes are worth. It is what brokered routes ask. Operators who buy from each other on r/PoolPros describe paying 8x to 10x. That gap, roughly two months of billing, is the room a direct buyer has, and it is the first number to push on.

Monthly billing vs monthly revenue: the trap in the rule

Stated annual revenue on route listings is a median 1.38x the yearly service billing (n=203), because repairs, filter cleans and chemicals are billed on top; 82.3% of route listings say so in the text (Main Street Index, October 2026).

That matters because the rule of thumb is quoted both ways. Price a route at 12x its monthly billing and you get the listing price. Measure the same price against monthly total revenue and it looks like 8.8x, comfortably inside every guide’s range. Same route, same price, two very different-sounding multiples.

The repair and chemical layer is the least certain part of the income. It depends on the seller’s skill, the age of the equipment on the route and, in Florida, on holding a contractor licence (see the licensing section). Software guides say the same: model the deal on service billing only and treat repairs as upside. An r/PoolPros reply to a buyer weighing a $60K route put it plainly:

“I can tell you for sure that 5K income monthly is based on 80% monthly revenue and the rest is projected filter cleans and other maintenance. Make sure you factor that in.”r/PoolPros

The stated earnings follow the same pattern. Route SDE margins sit in a narrow band, 76.3% to 79.2% for the middle half, and stated SDE is a median 1.08x the yearly billing. Margins that tight across 220+ listings look like an estimate built from the billing, not a tax return. Ask for the return.

Is the 6x to 12x monthly rule real? Testing it on listings

On total monthly revenue, 91.4% of US route listings ask between 6x and 12x (n=210, middle half 8.5x to 10.2x), but only 36.8% of full-service pool companies do (n=68), and 42.6% of companies ask less than 6x (Main Street Index, October 2026).

The rule works for routes because routes are all the same shape: an owner, a truck and a list. It breaks for companies because their margins vary. A full-service company with staff keeps a median 25.4% of revenue as SDE. Pay 12x its monthly revenue and you pay about 3.9 years of earnings, against a median ask of 2.35x. How much is a pool route worth per account?

The median US route listing asks $1,850 per account on $153 of monthly billing per account (220+ listings stating an account count, Main Street Index, October 2026). Published guides quote $800 to $2,000 per account, and listings sit near the top of that band.

Three things to take from it. First, small routes ask the most per account, because small routes tend to carry pricier pools; the multiple is flat. Second, routes of 100+ accounts are businesses with technicians: stated SDE per account falls to about $990 a year because someone else is paid to clean. Third, at the median $1,970 of stated SDE per account a year, each $1,850 account has to stay about 11 months just to earn back its price.

That last point is where buyers lose money. Lose 15% of a 40-account route after closing and your effective price per remaining account rises from $1,850 to about $2,180. Retention stories on r/PoolPros run both ways:

Pool route or full-service pool company?

A full-service pool company asks 2.35x SDE on $174K of stated owner earnings (n=61), against 0.97x on $78K for a route (n=211), per the Main Street Index in October 2026. They are different purchases that share a search term.

The category figure of 1.09x, which our Buyer Fit ranking and home services study quote, is a blend: nearly six in ten pool listings are routes, so the blend sits close to the route number. A buyer with $300K and an SBA lender is shopping in a different market from a buyer with $60K in savings.

The companies also sell for different reasons and on different terms. 46.8% of full-service company sellers are retiring (n=62), against 17.6% of route sellers, and 15 of 98 companies offer seller financing against 8 of 240+ routes. Buying a pool route in Florida, California and Texas

Florida holds 109 of the 240+ US route listings, California 78 and Texas 36; Texas routes bill a median $206 per account a month against $133 in Florida, so a Texas account asks $2,480 against $1,620 (Main Street Index, October 2026).

Florida is the deepest market and the cheapest per account, and operators there say why: low rates driven by crowded competition, and screened pools that need less work. A Florida operator on r/PoolPros:

“$130 per month for a screened 18k gallon pool is the norm in the well to do neighborhoods. I've had several prospects in the lower income neighborhoods choke on $110/month and they insisted on finding a lower rate.”r/PoolPros

Texas accounts bill more, so the same 12x formula produces a higher price per account. That is not overpricing; it is the formula carrying the rate through. What changes across states is how much work each dollar takes. Ask what is included in the monthly fee: chemicals, filter cleans and salt-cell cleaning are bundled in some markets and extra in others.

Why owners sell pool routes

Of 238 US route listings with a stated reason, 19.3% are trimming or consolidating a route, 18.5% are changing career, 17.6% retiring, 16.8% relocating and 9.2% cite burnout or workload (Main Street Index motivation layer, October 2026).

The route reasons read like operators reshaping a book of customers, not closing a career:

Each of those sellers stays in the pool trade, often nearby. That is why the non-compete and the guarantee matter more here than in most industries, and why the accounts on offer deserve a hard look. Guarantees, non-competes and training: the standard route terms

Route listings carry near-identical terms: 90.8% mention a guarantee on the transfer of accounts, 74.7% a 5-year non-compete and 92.0% a 30-day or 2 to 4 week training period (240+ route listings, Main Street Index, October 2026). Only 8.8% mention written customer contracts.

  • The guarantee. Most listings promise the seller will “guarantee the transfer of accounts” without saying for how long or how. Only 9 name a 90-day window. Software and broker guides describe guarantees of about three months that replace or refund lost accounts. Get the window, the definition of a lost account and the remedy in the contract.
  • The non-compete. 186 of 240+ listings state a 5-year covenant. Confirm the radius, and add a non-solicit clause so the seller cannot take accounts back through a relative or a former employee.
  • Training. 96.4% offer it, a median 4.3 weeks (n=205). Operators say a month teaches you the route, not the trade.
  • Contracts. Pool customers are mostly month to month. You are buying a habit, not a contract.

Only 1.6% of route listings show a price reduction, against 10.2% of full-service companies. Formula pricing rarely moves in the listing; it moves in negotiation and in the guarantee. Our list of mistakes when buying a business covers the contract traps that apply here too.

How to finance a pool route

Most pool routes are bought with cash: only 8 of 240+ US route listings offer seller financing, against 20.1% of all US-dollar listings, and 41 say they want cash-ready buyers with no SBA loans (Main Street Index, October 2026).

The SBA 7(a) program covers changes of ownership up to $5 million, and larger routes with tax returns can qualify. The catch is that many route brokers decline SBA, PEG and E-2 buyers outright, and the stated earnings on a small route are often an estimate rather than a return. A sweaty-startup buyer who closed on a $60K route paid cash; another r/PoolPros owner wrote that they used an SBA loan in 2020.

If you do borrow, test the payment against what the route pays you, not against its stated SDE. Illustration on the median route: borrow 90% of an $80K ask over 10 years at 10.5% and the payment is about $11,700 a year. Against $78K of stated SDE that is easy; against $78K minus a $60K salary you set for yourself, the cover is about 1.5 times. These are our assumptions (10% down, 10.5% fixed, 10-year term, base = the ask), not a loan quote. Home equity lines and personal loans fill the gap for small routes, and some buyers negotiate a holdback instead of a note: 10% to 40% of the price released only after the guarantee period. On notes, see seller financing a business.

Is buying a pool route worth it?

As a job you can buy, often yes: the median US route asks $80K for $78K of stated owner earnings, and 63.7% of routes ask less than one year of stated SDE (Main Street Index, October 2026). As a hands-off investment, no. Do the job math before the investment math. A median route has 40 accounts. Operators on r/PoolPros describe about 10 pools a day as standard, 30 minutes a pool plus 15 minutes of driving. That is a four-day week of cleaning, plus filter cleans, repairs, billing and the phone. On those assumptions, $78K of stated SDE works out to roughly $40 to $45 an hour of your time, before a truck, insurance and a bad storm season.

That second commenter priced a staffed route with employees, which is the point: once you pay someone to clean, the earnings left for you shrink and 12x billing becomes several years of profit. The route at 1x SDE is cheap only if your labour is free. Our easiest small business to run study makes the same case for pricing a business you will work in as a job. “There basically 2 types of buyers. 1. Corporate burn outs & rich dads buying their kid a job. The corp person does well. The second not so much.”r/PoolPros

How many pools for $100K? Route listings state a median $1,970 of SDE per account a year, so roughly 51 accounts on a stated basis, about five days of cleaning. The full list of trade-offs is in the disadvantages of buying an existing business.

Buy a pool route or build one?

Buying costs a median $1,850 per account (Main Street Index, October 2026); building costs your time and marketing. A software company’s guide puts organic acquisition at $150 to $300 per account and 12 to 24 months to reach 60 to 80 accounts.

The route market itself points to a hybrid. 28.0% of route listings ask under $50K, and the smallest routes (under 25 accounts) ask $33K. Buying a small route gets you training, a few days of income and a footprint; you then add accounts in the same streets. Several r/PoolPros buyers describe exactly that:

“My wife and I bought a couple of routes to help with immediate income. The sellers trained us up over a 30 day period ... 18 months in, we have roughly 1.5 times number of accounts that we bought and are nearing hiring our first tech.”r/PoolPros

Others say start as a tech. Learning on someone else’s pools costs nothing and shows you the problem pools a route sale hides. For other cheap service starts, compare whether a cleaning business is profitable, buying a landscaping business and the best business to start or buy by budget.

Licences, certifications and the repair income problem

In Florida, where 109 of 240+ US route listings sit, residential pool cleaning needs no state licence, but any repair or equipment replacement needs a pool and spa contractor licence, according to the Florida Swimming Pool Association. That licence requires four years of experience.

That collides with how routes are sold. 82.3% of route listings say repairs or chemicals sit on top of the billing, and stated revenue is a median 1.38x the billing. If you cannot legally do the repairs, the part of the revenue the seller earned from them is not yours to buy. Price the route on billing, and line up a licensed partner for repairs.

Other states differ, and many counties require their own registration. Only 6.4% of route listings mention a licence or certification at all. Commercial pools usually need a certified operator and more visits. Check your state and county before you close; this is not legal advice.

Pool route due diligence checklist

Only 8.8% of route listings mention written customer contracts and most state SDE as a near-fixed share of revenue (Main Street Index, October 2026), so assume every number needs checking. These eight checks are specific to pool routes:

  1. Rebuild the billing account by account. Ask for the customer list with address, rate, visit day and payment method, then add up the monthly service billing yourself. Price the route on that number, not on stated revenue.
  2. Match billing to bank deposits. Get 12 months of bank statements and service invoices. Collected billing, not invoiced billing, is what you are buying.
  3. Separate repairs and chemicals. List repair, filter-clean and chemical income on its own line. Decide whether you can legally and practically keep doing that work before you pay for it.
  4. Map density and ride along. Plot every account, time the drives and ride the route for at least one full service day. Note screened versus open pools, equipment age and green-pool history.
  5. Price per account. Divide the ask by verified accounts and compare with the $1,850 median and your state. Discount accounts below your target rate.
  6. Read the guarantee. Get the guarantee in writing: how long, which losses count, and whether lost accounts are replaced or refunded. Hold back part of the price until it ends.
  7. Check the non-compete and transfer. Confirm the non-compete radius and term, who owns the customer data and gate codes, and how the seller will introduce you.
  8. Price your own labour. Count the hours the route takes and decide whether the stated SDE pays you a fair wage. If you plan to hire a tech, subtract that cost first.

What this data cannot tell you

  • Asking, not closing. Every price is a listing’s ask. Routes sold privately between operators never appear, and those are where 8x to 10x deals happen.
  • Stated, not verified. Billing, accounts and SDE are what the listing says. The tight margin band suggests many SDE figures are estimates.
  • Broker-heavy sample. One brokerage lists 52.6% of route listings. The 12x finding describes the brokered market, which is most of the public market.
  • Text parsing. Billing and account counts come from pattern matching on listing text; we dropped ratios outside 3x to 30x as parse errors and checked samples by hand.
  • No retention data. We cannot see how many accounts stay after a sale.
  • Classification is headline-based. A full-service company whose headline says “route” lands in routes.

Methodology

All queries ran read-only against the Main Street Index on October 5, 2026. The universe is de-duplicated US listings in the swimming pool services industry, priced in USD on an SDE basis: 420+ listings. We split them by headline into construction and remodeling, pool stores and supply, routes (headlines naming a route, accounts or stops, or flagged route-based with SDE under $250K) and full-service companies (the rest). Monthly recurring billing was parsed from phrases like “monthly recurring billing of $5,600” or “$6,200 monthly”, and account counts from phrases like “46 residential accounts”.

Look-alike listings were flagged when the same SDE and revenue appeared three or more times across two or more states: 15 route listings, most of them the same route posted on two marketplaces under different state labels. Removing them moves the route multiple from 0.96x to 0.97x. Medians are withheld below 30 listings. The financing illustration uses 10% down, 10.5% fixed and a 10-year term on the asking price.
