Not 79 ideas with no numbers. The local businesses Americans actually own and sell, with what they earn, what they ask, who does the work, and how much the answer changes between the Northeast, Midwest, South and West.

The local business ideas that pay a living almost anywhere in the US are medical practices, general contracting, electrical contracting, HVAC, plumbing, home care agencies, accounting firms, grocery stores and landscaping. Each states a median of $189K or more of owner earnings even in its weakest Census region (Main Street Index, 39,400+ US local businesses for sale, October 2026). Commercial cleaning is the most portable: $157K to $164K in every region, at 1.65x to 1.79x earnings.
Geography changes the price more than the pay. The Northeast posts the highest owner earnings in 18 of 34 comparable local industries. The Midwest asks the most (2.71x vs 2.50x to 2.54x), but only because 25.9% of its listings include the building. Strip that out and every region asks 2.40x to 2.46x. Small-town listings follow the same pattern: similar earnings, older businesses, and property in the price.
Every list ranking for “local business ideas” today is a set of opinions: 34 ideas, 67 ideas, 79 ideas, none with a single earnings figure. This page is built from the Main Street Index, BigIdeasDB’s census of 84,900+ businesses-for-sale listings from 29 marketplace sources. We kept only local businesses: storefronts, offices and service crews that serve customers near them. We dropped online stores, software, manufacturing, wholesale, trucking and contract courier routes. That leaves 39,400+ US listings quoted in US dollars on an owner earnings (SDE) basis. SDE is profit plus the owner’s own pay, the number a buyer lives on.
Every figure is an asking price or a stated earnings figure from a listing, not a sale price. It is still the honest benchmark, because it is the market a local buyer shops in. That buyer described most of this list. The industries that pay in every region are the ones every town needs on repeat: care, repairs, buildings, books and food.
All 95 local businesses at a glance
95 local industries have 30 or more listings stating both a price and owner earnings (Main Street Index, 22,300+ US multiples, October 2026). Sort by earnings, price or multiple, and filter by sector. Owner-role cells read “n<30” where fewer than 30 listings say who runs the business. Hands-off means absentee plus semi-absentee.

34 local businesses that pay in every US region
34 local industries have 30 or more earnings figures in each of the four Census regions, and ranking them by their weakest region puts medical practices first at $303K (Main Street Index, October 2026). The weakest region is the honest planning number. A national median can hide a region where the trade pays a third less, and you will live in one region, not the average.

Three things stand out. First, licensed services hold their value everywhere. Medical practices, the contracting trades, HVAC, plumbing and accounting all clear $200K in their weakest region. Second, the spread is narrow for services and wide for property-heavy businesses. Commercial cleaning varies only 1.05x between regions, accounting 1.33x, while bars vary 1.79x ($135K West, $242K Northeast) and gas stations 2.40x ($144K Northeast, $346K West, where 71.7% of listings include the land). Third, the Northeast pays most often: it posts the top regional median in 18 of 34 industries, the West in 10, the Midwest in 4 and the South in 2. The South and West post the lowest in 12 each.
Hair salons ($72K in the West), food trucks, ice cream shops, pet services and cafes fill the bottom five. They include the local businesses people dream about most, and the ones least likely to replace a salary at the median.

These ten combine a high weakest-region floor with 200+ US listings, so a buyer has real choice and real comparables (Main Street Index, October 2026). We skipped two catch-all categories (other health services, other home improvement) that rank high but mix too many business types to profile honestly.

The highest floor of any local business: $303K in the South, $404K in the West. Retirement is 68.4% of stated exits and 25.4% of listings offer seller financing. The catch is the licence. Unless you are a clinician, you buy alongside one, or you buy a practice whose doctors stay. The West asks the least for it (2.33x against 2.72x to 2.81x elsewhere).

The most consistent big earner: $290K in the Midwest, $348K in the West, with 500+ listings stating a multiple. 28.2% of listings that describe the role are hands-off, the highest of the trades, because many contractors run crews and subs rather than swinging a hammer. The Midwest asks least (2.55x). Check the licence rules in your state before you count on transferring it.

Older and more owner-run than most: a median 25 years in operation and 78.4% owner-operated. The regional gap is real, $235K in the Midwest against $317K in the Northeast, and the Northeast is also the cheapest place to buy one (2.51x vs 3.22x in the South). That combination is rare: higher pay and a lower multiple in the same region. Which local business is most profitable?
By median owner earnings, dental practices are the most profitable local business for sale in the US at $413K, followed by roofing ($377K), law practices ($352K) and medical practices ($350K) (Main Street Index, October 2026). Construction supply yards state $433K but ask $1.7M, 4.31x. Dental practices also ask the least of the four (1.99x) on a 47.7% margin, matching the figure in our most profitable small businesses ranking.
Two of the questions people ask next have clean answers in this data:
“What business makes $10,000 a month?” That is $120K a year of SDE. 76 of the 95 local industries clear it at the median. Hair salons, cafes, gyms, pet grooming, ice cream shops, tutoring, florists and pool routes do not.
“What business makes $1,000 a day?” That is $365K a year. Only construction supply, dental practices and roofing clear it at the median. Everywhere else it is a top-quarter outcome. Our $1,000-a-day study shows what those businesses ask across all industries.
Profit at the median is not the same as profit for you. A roofing company’s $377K depends on crews, insurance and storm seasons; a dental practice’s depends on a dentist. If you need a first deal you can run yourself, the next tier (HVAC $230K, plumbing $228K, home care $224K, landscaping $206K) is where most buyers land. What sells where: the local mix by region
Restaurants are the most common local business for sale in every US region, from 8.5% of Midwest local listings to 13.6% of the West’s, but each region has its own over-represented trades (Main Street Index, 39,200+ local listings with a region, October 2026). The table below shows industries whose share in a region is well above their national share, among industries with 30+ listings in that region.

The patterns follow how people live. The dense, older Northeast sells walk-in businesses: delis, laundromats, nail salons, pizzerias. The Midwest, with the lowest urban share of any region (74.3% per the US Census Bureau), sells gas stations, grocery stores, motels and liquor stores, the businesses a highway town runs on. The South sells pools, pest control, boats and childcare, the services of fast-growing suburbs and a warm climate. The West sells cafes, pharmacies and law practices.
Over-representation is a supply signal, not a demand signal. More delis for sale in the Northeast means more delis exist there, and more owners are leaving. It can mean good choice for a buyer, or a mature market with thin growth. Read it alongside the earnings table: Midwest gas stations ask 1.85x and Western ones 4.94x, and most of both include the land (63.9% and 71.7%), so compare the land value before the multiple. That is the right way to read local supply: count the providers against the people. The listing data tells you how many of a business type change hands in your state; a county search tells you how many are open.
Where the same local business pays more
The same local business can earn 79% more in one region than another: bars state $242K in the Northeast and $135K in the West (Main Street Index, 85+ to 220+ listings per region, October 2026). For most services the gap is far smaller. This is the table to check before you assume a national median applies to your town.

Read three rows closely. Restaurants earn most in the Northeast ($200K) and ask least there (2.26x): the best regional deal for the single most common local business. Childcare asks 4.52x in the South against 2.51x in the Midwest, because 55.3% of Southern childcare listings include the building; our daycare buying guide splits the property from the business. Across all 34 comparable industries, the Midwest asks the highest multiple in 13 and the Northeast the lowest in 13. That looks like the Midwest is expensive. It is mostly the building, which the next section shows.
Why the Midwest asks more: the building is in the price
Midwest local businesses ask 2.71x owner earnings against 2.50x to 2.54x elsewhere, and the whole gap is real estate: 25.9% of Midwest listings include owned property, against 10.8% in the West (Main Street Index, 39,200+ local listings, October 2026). Remove listings with owned property and 440+ templated look-alikes, and the Midwest drops to 2.43x, level with the rest.

The pattern holds at every level we can measure. Across 213 industry-and-region cells with 30+ multiples, the share of listings with property and the median multiple correlate at 0.43 (Spearman). Cells where 30%+ of listings own their property ask a median 3.65x; cells under 10% ask 2.45x. Across 48 states it is stronger, 0.56: the 13 states where a quarter or more of local listings include property (Illinois, Michigan, Minnesota, Wisconsin, Iowa, Arkansas, New Hampshire, New Mexico, Maine, Montana, Alaska, Wyoming, South Dakota) ask a median 2.98x, against 2.53x in the 10 states under 12%.
The practical rule: never compare a multiple across regions until you take the building out. Ask for the business price and the property price separately, value the property against local commercial rents, and divide only the business price by SDE. The SBA’s 7(a) program finances both real estate and changes of ownership, up to $5 million, but a lender will underwrite them differently. Regions also differ in age. Northeast local businesses for sale are a median 17 years old and Midwest 16, against 11 in the South and 10 in the West. Older businesses come with longer records and older equipment; both belong in diligence.

Florida, California and Texas hold 14,100+ of the 39,400+ local US listings, about 36%, while the most rural states put the most property in the price (Main Street Index, October 2026). The table covers every state with 300+ local listings. “Stands out” is the industry most over-represented against the national mix (15+ listings and 1.5x+ the national share).

A few state stories the table carries. Nevada (2.23x) and Ohio (2.26x) ask the least of the large states, Ohio for $180K of earnings. Minnesota asks the most (3.16x) and 32.7% of its listings include property. New York delis are 5.2x their national share; New Jersey dental practices 4.0x; Florida marine businesses 3.4x; Wisconsin and Iowa list more gas stations than restaurants. Nevada and Alabama list the youngest local businesses of the large states (7 years), and only 5.2% of Nevada’s include property.

Most local buyers think this way, which is why state and region tables matter more for this search than for any other. Your real market is a commute, not the country. Filter the live listings to your state before you fall for an industry.
Small town business ideas: what the data can and cannot show
Listings do not record town size, but 300+ local US listings describe themselves as small-town or rural, and they differ in one big way: 47.2% include property, against 14.2% of all other local listings (Main Street Index, October 2026). They state similar owner earnings ($156K vs $165K), ask more ($450K vs $325K, 3.22x vs 2.53x) and are almost twice as old (23 vs 12 years). Without property the gap narrows to 2.72x vs 2.41x on a thin sample (75+ multiples).
Their mix is the classic main street: restaurants, bars, gas stations, chiropractic clinics, convenience stores, cafes, pizzerias and grocery stores, in that order. Grocery stores are about four times as common among self-described small-town listings as in the full local set (3.3% vs 0.8%), and gas stations about twice (5.0% vs 2.4%). No single industry in the small-town set reaches 30 listings, so we report the mix, not industry medians.
This is a proxy, and we say so. Many rural listings never use the words, and some suburban ones do for marketing. The USDA defines rural towns as places under 5,000 people and 2,000 housing units, inside counties classified by ERS rural-urban codes; we cannot map listings to those yet. Treat the numbers as directional.

The same poster reported “just a hair over $35,000” in about six months, solo, from home. That is the small-town model that works in the data too: a recurring service, run lean, with no building to carry. A small-town cleaning owner described the same shape in r/sweatystartup:

What sells best in a small town, then? From the data: essential, recurring local services (trades, cleaning, care, auto repair) earn about the same as anywhere, while storefronts that come with a building (grocery, gas, bars) sell at higher prices because you are buying property too. Two Reddit buyers put the market-size limit plainly:

The second poster, weighing HVAC against garage doors, is the common rural pattern: live rural, sell into a metro within an hour. Many of the highest-floor trades on this list (HVAC, plumbing, electrical) work that way.
Local business ideas you can run from home
3,600+ local US businesses for sale are home-based, and they ask 1.77x owner earnings ($199K for $144K) against 2.64x for storefronts ($350K for $168K) (Main Street Index, 2,400+ home-based multiples, October 2026). You give up about $24K of median earnings and save about $150K of price.
The home-based local businesses for sale, by count: pool service routes (290+), commercial cleaning (245+), building maintenance (200+), landscaping (195+), food trucks and vending (175+), home improvement and handyman (125+), painting (100+) and property management (100+). Pool routes are 67.8% home-based and ask 1.09x on a 75.4% margin, the cheapest earnings in the data, but their median SDE is $102K and median age 5 years.
Home-based sellers also train more: 70.3% of listings offer training, for a median 4.3 weeks, against 53.3% and 2 weeks for storefronts. For a first-time buyer that is a real advantage. Local business ideas for beginners
For a first-time buyer, the best local businesses are the ones you can learn in weeks and finance without a licence: commercial cleaning (1.73x, $254K ask), building maintenance (1.39x, $253K), home care agencies (1.87x, $275K) and landscaping (2.50x, $405K) (Main Street Index, October 2026). Each has 420+ US listings with a multiple, so you can compare prices properly.
Beginners on a small budget usually look below $150K. There are 9,200+ local listings at that price, but they state a median of only $61K of owner earnings at 1.56x. The most common are restaurants (1,000+), hair salons (480+), cafes (440+), fast food (350+) and pizzerias (330+): mostly a job you buy, not an income stream. The second reply is half right. Industry knowledge matters most where a licence or a trade skill drives revenue (plumbing, electrical, dental). Hands-off local businesses cost more in every region
In every US region, local businesses sold as absentee or semi-absentee ask more and earn less than owner-operated ones: 2.75x vs 2.29x nationally, on $150K vs $158K of owner earnings (Main Street Index, 12,200+ local listings that state the owner’s role, October 2026). 54.7% of those listings are owner-operated and 36.7% hands-off. Hands-off here means absentee or semi-absentee only; our easiest small business to run study also counts manager-run listings and screens templates, so it reports a wider gap (2.95x vs 2.39x) on a different population.

The Midwest has the widest premium (2.90x vs 2.33x). That number is one buyer’s estimate, not a measurement. What the data does show is that owner-operated is the norm, not the exception, and it is priced lower for a reason: you are the labour.
Why local business owners sell, by region
Retirement is the top stated reason for selling a local business in every region, at 43.6% in the Northeast and 43.4% in the Midwest against 37.3% in the South and 38.2% in the West (Main Street Index, 25,100+ stated reasons, October 2026). Relocation runs the other way: 12.3% to 13.3% in the South and West against 9.0% to 9.8% in the Northeast and Midwest.

This matches the age table: the Northeast and Midwest sell older businesses from older owners. Retirement is the top stated reason in 74 of the 94 local industries with 30+ stated reasons, led by accounting (73.9%), hardware stores (71.4%) and medical practices (68.4%). Cafes, pizzerias, convenience stores, liquor stores, gyms and grocery stores lead instead with “other business interests”, which often means a multi-unit owner trimming a portfolio. The data disagrees with that comment. Burnout and health are 5.1% of stated reasons nationally, and financial distress under 1%. Stated reasons skew positive, so verify them, but most local sellers are leaving for age or another venture, not because the business failed. Unique local business ideas worth a look
The most unusual local businesses with enough data to judge are funeral homes ($196K at 3.57x, 57.4% with property), optical practices ($164K at 2.49x), surveying and architecture firms ($238K at 2.58x, 35.3% seller financing) and vehicle rental ($146K at 3.11x, 44.6% margin) (Main Street Index, 30+ to 70+ multiples each, October 2026). Each has fewer than 110 US listings, so competition from other buyers is thinner.
The ideas Reddit users notice in their own towns are smaller and often unbuyable, because they are still one person’s routine. They are worth knowing as starts, not as acquisitions:

Starting is cheaper and slower. The local businesses most often started from scratch, cleaning, pool routes, lawn care and pet care, also sell at the lowest multiples (1.09x to 2.71x), so building one for a few years and selling it, or buying a small one and growing it, are both realistic. Restaurants and cafes are the opposite: they are the most common local businesses for sale and cafes are a median 7 years old when they list.

How to check a local business idea against real listings
Six checks turn any local idea into a yes or no, and each uses a number on this page (Main Street Index, October 2026). Run them before you talk to a broker, and run a break-even calculation on the first one that passes.
Set your income floor. Add the salary you need to the yearly loan payment. Use the weakest-region median for your industry, not the national one, as the realistic case.
Check the industry in your region. Compare a listing's SDE and multiple with its industry's figure for your Census region. The same trade can differ 1.05x (commercial cleaning) to 2.40x (gas stations) between regions.
Separate the building. If the listing includes real estate, value the property on its own and divide only the business price by SDE. Owned property lifts local multiples from about 2.45x to 3.65x.
Ask who does the work. Owner-operated listings ask less per dollar of earnings in every region. If a listing says absentee, confirm a paid manager is already in the SDE.
Count your customers. In a small market, count paying customers within a 30-minute drive and how often each buys. Recurring, essential services survive thin markets; foot-traffic retail does not.
Read the exit reason. Retirement is the top stated reason in 74 of 94 local industries with enough data. A burnout or other-business exit deserves a question about hours and margins.

Every figure here is what sellers ask and state, from 39,400+ local US listings; none is a verified sale (Main Street Index, October 2026). Five limits matter for a local buyer:
Asking, not closing. Final prices are usually lower, and stated SDE is unaudited. Treat medians as the market’s opening position.
Listings, not businesses. Supply counts show what is for sale, not how many businesses operate in a state, and not local demand.
Town size is a proxy. We use self-description (“small town”, “rural”), which misses most rural listings. No industry in that set reaches 30 listings.
Self-reported owner role and exit reason. Two in three listings do not say who runs the business, and sellers choose flattering reasons.
Mixed categories. Industries such as “other health services” group different business types; use the industry page before you rely on one median.
Methodology and data sources
We started from 84,900+ listings in the Main Street Index, kept US listings quoted in US dollars on an SDE basis, removed cross-site duplicates and kept local industries only (Main Street Index, verified October 5, 2026). Local means the business serves customers within driving distance: we excluded technology and media, manufacturing and wholesale (except gas stations), trucking, aviation, contract courier routes, commercial property, real estate development, homebuilding, civil engineering, consulting, marketing, staffing, finance, travel and unclassified listings. That leaves 39,400+ listings in 95 industries with 30+ multiples.
Regions follow the US Census Bureau’s four-region map; “California - North” and “California - South” are merged into California. Every figure is a median. Any cut with fewer than 30 figures is withheld. Over-representation is a region’s share of an industry divided by its national share. Templated look-alikes (440+, 1.1%) are flagged when the same industry, SDE and revenue repeat three or more times across two or more states; they move the overall multiple from 2.53x to 2.57x and are removed in the property analysis. Judged by what local owners actually earn in every part of the country, the strongest are medical practices, general contracting, electrical contracting, HVAC, plumbing, home care agencies, accounting firms, grocery stores and landscaping. Each states a median of $189K or more of owner earnings (SDE) even in its weakest US region, across 39,400+ local businesses for sale in the Main Street Index (October 2026). Commercial cleaning is the most portable: $157K to $164K in every region.
Which local business is most profitable?
By median owner earnings among local US businesses for sale, dental practices lead at $413K, then roofing ($377K), law practices ($352K) and medical practices ($350K). Those need licences or crews. Among businesses a non-specialist can run, general contracting ($314K), HVAC ($230K), plumbing ($228K) and home care ($224K) lead. These are asking-side figures from listings, not closed deals. Our most profitable small businesses study ranks all industries, including non-local ones.
Which local business is most profitable in the USA by region?
It shifts less than you would think. Medical practices top the weakest-region ranking at $303K (South) to $404K (West). The Northeast posts the highest median owner earnings in 18 of the 34 local industries we can compare across all four Census regions, and the South or West posts the lowest in 24 of them. Pick the industry first, then compare a deal to its own region.
What business makes $10,000 a month?
$10,000 a month is $120K a year of owner earnings before any loan payment. 76 of the 95 local industries we measured have a median SDE of $120K or more. Hair salons ($80K), cafes ($100K) and pet grooming ($90K) are among those that fall short at the median. Subtract the loan payment before you call it income.
What business makes $1,000 a day?
$1,000 a day is $365K a year. Only three local industries clear it at the median: construction supply yards ($433K), dental practices ($413K) and roofing ($377K). All three ask $550K to $1.7M. In most local trades, $1,000 a day of owner earnings is a top-quarter business, not a typical one.
What are good local business ideas for beginners?
Ones you can learn in weeks and buy without a licence: commercial cleaning (asks 1.73x SDE, $254K), building maintenance (1.39x, $253K), landscaping (2.50x, $405K) and home care agencies (1.87x, $275K). Home-based local businesses offer training in 70.3% of listings, for a median 4.3 weeks, against 53.3% and 2 weeks for storefronts.
What business sells best in a small town?
We cannot measure town size directly, but 300+ local listings describe themselves as small-town or rural. Their mix leans to restaurants, bars, gas stations, chiropractic clinics, convenience stores, cafes, pizzerias and grocery stores. They state similar owner earnings to everyone else ($156K vs $165K), ask more (3.22x vs 2.53x) and are almost twice as old (23 vs 12 years). Nearly half (47.2%) include the building.
Why do businesses in the Midwest ask higher multiples?
Because more of them include the building. 25.9% of Midwest local listings own their property, against 10.8% in the West. With real estate removed, the Midwest multiple falls from 2.71x to 2.43x, in line with every other region (2.40x to 2.46x). Across 48 states the share of listings with property and the median multiple correlate at 0.56.
What are good local business ideas from home?
The local businesses most often run from home are pool service routes, commercial cleaning, building maintenance, landscaping, food trucks and vending, handyman and home improvement, and painting. The 3,600+ home-based local listings ask 1.77x SDE ($199K for $144K of earnings) against 2.64x for storefronts ($350K for $168K).
Are hands-off local businesses worth buying?
Usually not at the asking price. In every US region, listings described as absentee or semi-absentee ask more (2.68x to 2.90x) and state less owner earnings ($142K to $157K) than owner-operated ones (2.24x to 2.36x, $151K to $176K). Across 12,200+ local listings that state the owner's role, 54.7% are owner-operated.
What business has a 90% success rate?
None that we can verify. No sector clears that in federal survival data, and listings only show businesses that lasted long enough to sell. What we can show: the median local business for sale is 12 years old, and only 5.1% of stated exit reasons are burnout or health. Our business success rate study covers survival in detail.
