What business makes $50K a month? The 2,400+ for sale that pay the owner that much, what they cost, and what is left after the loan
Not a list of side hustles. The query mixes three different numbers: $50K a month in sales, $50K a month to the owner, and starting with $50K. Here they are separated, with the US businesses for sale behind each.
What business makes $50K a month?
A business that pays its owner $50K a month is earning $600K a year. 2,400+ US businesses for sale state that much, about 9% of 27,400+ priced listings (Main Street Index, October 2026). The most common are general contractors, courier route groups, restaurants, medical practices, trucking companies and manufacturers, at a median of 14 staff and $3.7M of revenue.
They ask a median $3.5M, or 3.76x earnings. After an illustrative purchase loan the median keeps about $345K a year, or $28.7K a month, and only 18.1% still pay $50K a month. A business with $50K a month in sales is a different thing: 59% of listings with revenue reach it, and the median keeps $168K a year, about $14K a month.
Search this question and you get forum threads, Q&A answers and lists of side hustles and low-cost startups. None of them separates sales from owner earnings, or says what a business that really pays $50K a month costs. This page does, from the Main Street Index, BigIdeasDB’s census of 84,900+ businesses-for-sale listings from 29 sources. We used the 27,400+ US listings quoted in dollars on an owner earnings (SDE) basis that state both a price and earnings, with cross-site duplicates removed. SDE is profit plus the owner’s own pay.
Every figure is an asking price or a stated earnings figure, never a sale price. For the lower tiers see our what business makes $1,000 a day study ($365K a year) and the what business makes $10,000 a month income finder.
Which $50K do you mean: sales, owner earnings or starting cash?
The query hides three questions, and they have very different answers: $50K a month in sales is about $600K of revenue, $50K a month to the owner is about $600K of SDE, and starting with $50K is the cash you hold. Each is a different business at a different price (Main Street Index, October 2026).
| Annual revenue | Listings | Median SDE | Median margin | Share at $50K+ a month of SDE |
|---|---|---|---|---|
| Under $300K | 4050+ | $63K | 40.0% | 0.0% |
| $300K to $600K | 5240+ | $113K | 25.8% | 0.1% |
| $600K to $1M ($50K a month in sales) | 4730+ | $168K | 22.1% | 0.6% |
| $1M to $2M | 5140+ | $264K | 19.9% | 5.9% |
| $2M to $5M | 2760+ | $480K | 17.1% | 35.6% |
| $5M and above | 920+ | $1.12M | 13.1% | 80.3% |
Read across the table. $50K a month in sales is a $600K to $1M business that keeps a median $168K, and 0.6% of that band reaches $600K of owner earnings. To pay the owner $50K a month, revenue usually has to be $2M or more: 35.6% of listings at $2M to $5M do it, and 80.3% above $5M. Margins fall as size rises (40.0% under $300K, 13.1% over $5M), which is why a bigger top line does not translate one for one.
“Too many entrepreneurs go into business for themselves for freedom, only to find that they just created a job for themselves.”A founder
At $50K a month to the owner, that warning cuts the other way. These businesses are organisations with staff, so the owner’s job is managing them, not doing the work.
How many businesses pay the owner $50K a month?
2,400+ of 27,400+ priced US listings state $600K or more of SDE, 9.0% of the market. After removing 190+ templated look-alikes and asks below one year of earnings, 2,270 remain (Main Street Index, October 2026), and we use that screened set from here.
The median listing in it states $880K of SDE on $3.7M of revenue, asks $3.5M at 3.76x, and employs 14 people where staff is stated (n 1,300+). 13.8% include real estate in the price, and 29.1% offer seller financing. Only 15.2% of the listings with $50K a month in sales also pay the owner $50K a month (2,050+ of 13,500+), which is the clearest sign the two questions are not the same.
Which industries pay the owner $50K a month most often?
17 industries have 30 or more listings at $600K+ of SDE, and the leaders are general contracting (124 listings), courier and delivery (134), restaurants (115), medical practices (74) and trucking (66) (Main Street Index, October 2026). By share of the industry, civil engineering leads at 60.7%, then general contracting (27.7%), trucking (26.9%), roofing (25.2%) and medical practices (24.7%). Restaurants are common here only because there are so many of them: 6.1% of restaurant listings reach it.
| Industry | Listings at $50K+/mo | Share of industry | Revenue | Margin | SDE | Ask | Ask / SDE | Staff |
|---|---|---|---|---|---|---|---|---|
| General contracting | 120+ | 27.7% | $6.00M | 20.1% | $1.07M | $4.23M | 3.80x | 13.5 |
| Courier & delivery | 130+ | 24.5% | $2.76M | 28.4% | $731K | $2.14M | 2.94x | n/a |

| Metal fabrication & machining | 40+ | 22.3% | $4.46M | 25.1% | $1.11M | $4.78M | 4.05x | 13 |
| Landscaping & lawn care | 40+ | 8.5% | $2.95M | 25.5% | $799K | $3.20M | 3.97x | n/a |
| Roofing | 40+ | 25.2% | $5.05M | 17.0% | $892K | $2.85M | 3.32x | n/a |
| HVAC | 40+ | 10.1% | $3.48M | 27.0% | $800K | $3.80M | 4.50x | n/a |
| Electrical contracting | 40+ | 19.2% | $5.50M | 24.0% | $964K | $4.00M | 4.06x | 19 |
| Auto repair | 30+ | 5.1% | $2.73M | 30.0% | $800K | $3.00M | 3.76x | n/a |
| Specialty food retail | 30+ | 7.6% | $3.75M | 23.5% | $826K | $2.50M | 3.00x | n/a |
| Civil engineering | 30+ | 60.7% | $6.58M | 24.2% | $1.27M | $5.13M | 3.86x | n/a |
| Care homes & home care | 30+ | 10.2% | $2.50M | 33.8% | $927K | $3.80M | 4.68x | n/a |
Three patterns. First, margin and size trade off: wholesale turns over a median $6.4M to leave 16.7%, roofing $5.1M for 17.0%, while medical practices keep 43.0% of $2.6M. Second, the cheap route is courier, at 2.94x, and the dear ones are manufacturing (4.55x) and care homes (4.68x). Third, medical practices look best on paper and are the most dependent on a licence: much of that SDE is a clinician’s own pay, and it leaves with the clinician.
Courier is also the industry our screen moves most, because route listings are often posted with repeated text. Treat its 24.5% share as an upper bound. For more on each: our trucking company, manufacturing, HVAC, electrical contracting, landscaping, home care agency and restaurant guides cover diligence for each.
“You need $500k+ EBITDA minimum to cover debt service and replace a salary. Any more than $1mm and you're competing with lower middle market PE.”A founder
$600K of SDE sits in the middle of that range. It is large enough to carry a real loan and a real salary, which is the reason the loan test below matters more than the headline.
What does a business that pays $50K a month cost to buy?
Listings stating $600K to $750K of SDE, the cheapest way to reach $50K a month, ask a median $2.3M (n 700+), and all $50K-a-month listings ask a median $3.5M, or 3.76x (Main Street Index, October 2026). At 10% down plus a 13% allowance for fees and working capital, a $3.5M business needs about $395K of cash.
The loan model, an assumption and not a quote: project cost is asking price x 1.13, 10% down, the rest borrowed at 10.5% fixed over 10 years (a payment of about 16.2% of the loan a year), then a $80K owner salary and a 1.25x coverage test. The same model is in our down payment study, and SBA loan to buy a business explains how a real lender tests it.
| Industry | Median ask | Cash to close | Loan payment a year | Left a month after loan |
|---|---|---|---|---|
| General contracting | $4.23M | $478K | $696K | $33.4K |

| Care homes & home care | $3.80M | $429K | $626K | $16.5K |
Civil engineering ($38.8K a month after the loan) and medical practices ($37.6K) keep the most, with roofing ($34.5K) close behind, because they ask the lowest multiples relative to earnings. HVAC ($16.7K) and care homes ($16.5K) keep the least, because they ask 4.5x or more for the same SDE. The median ask is also not equal to what you pay: our how much a business is worth tables show how multiples move by size, and the business price checker compares one listing with its industry.
How much of $50K a month is left after the loan?
About $28.7K a month at the median: the typical $50K-a-month listing pays $577K a year of loan payments and keeps $345K of SDE, and only 18.1% still clear $600K after the payment (Main Street Index, 2,270+ listings, illustrative loan model, October 2026).
- Cash to close: a median $395K at 10% down.
- Loan payment: a median $577K a year.
- Still $50K a month after the payment: 18.1%.
- Pass 1.25x coverage after an $80K salary: 66.8%.
- Project cost above the $5M SBA 7(a) cap: 38.5%. Those need more cash, a seller note or a partner.
- Seller financing offered: 29.1%.
SDE is also before tax, equipment replacement and working capital, so the real figure is lower again. Sellers help a little: where a note is part of the deal our seller financing guide covers the terms, and how to buy a business walks the whole process.
“$200k post debt service on $400k SDE is your real number, work backward from whether that’s enough for the risk you’re taking.”A business buyer
At the median, the loan payment takes about two thirds of SDE ($577K of $880K). The point of the number is that $50K a month of earnings is not $50K a month of income for years one to ten.
What business makes $50K a month in sales, and what does the owner keep?
59% of listings that state revenue show $600K or more of annual sales (13,500+ of 22,800+, Main Street Index, October 2026), so $50K a month in sales is a typical small business and not a milestone. The owner keeps far less of it: the median SDE of those listings is $168K in the $600K to $1M band, and only 15.2% also pay the owner $50K a month.
| Industry | Listings | Share with $50K+/mo in sales | Median SDE | Owner margin | Also $50K+/mo to owner |
|---|---|---|---|---|---|
| Courier & delivery | 500+ | 97.6% | $423K | 26.2% | 24.8% |
| Roofing | 140+ | 88.4% | $384K | 17.4% | 28.5% |
| General contracting | 420+ | 87.6% | $362K | 19.5% | 32.1% |
| Car dealerships | 130+ | 86.3% | $355K | 9.5% | 18.6% |
| Grocery & supermarkets | 140+ | 85.8% | $300K | 15.0% | 16.5% |
| Fuel stations | 280+ | 85.4% | $199K | 10.2% | 10.0% |
| Trucking & freight | 220+ | 83.3% | $400K | 22.3% | 31.5% |
| HVAC | 350+ | 83.0% | $260K | 20.5% | 12.1% |
| General manufacturing | 240+ | 78.9% | $359K | 20.0% | 28.3% |
| Pharmacies | 100+ | 78.4% | $278K | 12.5% | 21.3% |
| Seafood & sushi restaurants | 180+ | 78.1% | $204K | 16.7% | 4.2% |
| Wholesale & distribution | 250+ | 78.0% | $323K | 15.0% | 22.3% |
| Electrical contracting | 180+ | 77.1% | $373K | 18.2% | 26.9% |
| Plumbing | 180+ | 76.5% | $275K | 21.5% | 17.5% |
The gap shows in two places. Car dealerships (86.3%) and fuel stations (85.4%) hit $50K a month in sales easily, but owners keep 9.5% and 10.2%, and only 18.6% and 10.0% of them pay $50K to the owner. Seafood and sushi restaurants reach it 78.1% of the time and pay the owner $50K a month in just 4.2% of cases. Trucking (31.5%), general contracting (32.1%) and roofing (28.5%) convert sales to owner earnings best of the common ones.
Most top-ranking articles quietly mean sales. A buyer means SDE, and a lender means SDE after the loan.
Is making $50K a month rich?
$50K a month is $600K a year. Whether that is rich depends on which of the three it is, so do the sums first. $50K a month in sales leaves the median owner about $14K a month ($168K a year). $50K a month of owner earnings becomes about $28.7K a month after a median purchase loan, before tax. That is the figure to compare with a wage.
One more number matters: the cash. The median $50K-a-month business needs about $395K to close and a personal guarantee on the loan. If the business falls 20% short, the loan payment does not. A $600K SDE business with a $577K payment has almost nothing left, and our business success rate study shows why survival data matters more than a headline income. We do not rank lifestyles; the math above is the answer.
What can you start with $50K?
None of the businesses above starts at $50K. A median $50K of cash supports a purchase near $440K in our loan model, and in listings asking $380K to $440K the median states $155K of SDE (n 1,200+, 2.61x), about $12.9K a month before the loan. That is a real income and a different tier. Our best business to start or buy by budget guide sorts industries by the cash they need, and the $10,000-a-month income finder matches your own cash and income goal.
“Start with a business that costs $5k and be the guy who has $45k of muscle”A founder
That comment is the honest path for most people with $50K: buy or start small, grow earnings, and treat $600K as a later step. Use the deal snapshot to test any specific idea against listings.
What about jobs, investing and working from home?
Jobs. We hold listings, not salary data, so we cannot rank jobs by pay. Investing $50K for monthly income. This is not investment advice; the arithmetic above shows a $50K purchase tier earns about $12.9K a month before the loan. From home. The $50K-a-month listings have a median 14 staff, so they are crews, routes and practices, and not solo home businesses.
Our most profitable small businesses and high cash flow businesses studies cover smaller earnings tiers.
Margin is the other half of the answer. Our guide to what a good profit margin is for a small business gives the median for 70+ industries, and the least profitable small businesses shows why a low margin can still pay well. If a listing at this size shows falling sales, read buying a declining business before you price it.

- Decide which $50K you mean. Sales, owner earnings or the cash you have. Median owner earnings at $600K to $1M of sales is $168K a year, so sales and earnings are far apart.
- Convert the claim. Divide stated SDE by 12. If it reaches $50K, confirm it is SDE and not revenue or gross profit.
- Compare the multiple with its industry. $50K-a-month listings ask a median 3.76x. Courier, medical and roofing sit near 3x, manufacturing and care homes above 4.5x.
- Run the loan. Take asking price x 1.13, borrow 90% at 10.5% over 10 years. The median listing leaves about $28.7K a month, and 18.1% still leave $50K.
- Find out who does the work. Check staff count and owner role. A median 14 people work in these businesses, and the owner's pay is already inside SDE.
- Check the SBA limit. 38.5% of these listings have a project cost above $5M, the 7(a) loan cap, so they need more cash, a seller note or a partner.
Our add-backs guide covers the most common way stated SDE shrinks under review.
What this data cannot tell you
Every figure is what sellers ask and state (Main Street Index, October 2026). None is a verified sale. Limits that matter:
- Asking, not selling. Final prices are usually lower, and stated SDE is unaudited.
- Survivor bias. Listings are businesses whose owners chose to sell, not a random sample of owners.
- Priced listings only. Listings with no asking price are not in these medians.
- Screens. We removed look-alike listings and asks below 1x SDE. The courier share is the most sensitive to this.
- The loan is a model. Rate, term, salary and fees are our assumptions. Rerun them with a lender quote.
- No state cut. 2,400+ listings are too few to split sound state medians, so this page is national.
- No jobs data. We do not hold salary or investment-return data.
This page is general information, not legal, tax or lending advice.

Frequently asked questions
What business can make $50K a month?
One where the owner's earnings reach $600K a year. 2,400+ US businesses for sale state that much, about 9% of 27,400+ priced listings in the Main Street Index (October 2026). The most common are general contractors, courier route groups, restaurants, medical practices, trucking firms and manufacturers, with a median of 14 staff and $3.7M of revenue. They ask a median $3.5M. Share is highest in civil engineering (60.7%), general contracting (27.7%), trucking (26.9%), roofing (25.2%) and medical practices (24.7%).
What business makes $50,000 a month in profit?
The listing figure closest to profit for a small business is SDE, which is profit plus the owner's own pay. A median $50K-a-month listing states $880K of SDE on $3.7M of revenue. After an illustrative purchase loan, the median leaves about $345K a year, or $28.7K a month, and 18.1% still pay $50K a month. Treat SDE as pre-loan, pre-tax earnings, never as take-home pay.
Is making $50K a month rich?
It is $600K a year, which is a high income, but what it means depends on the number. As sales, $50K a month is a median $168K a year of owner earnings (about $14K a month) in listings with $600K to $1M of revenue. As owner earnings, it is before loan payments, equipment, tax and the owner's own risk. After the median purchase loan, $600K of SDE becomes about $345K. Math first, then judge.
What business makes $10,000 a month?
$10,000 a month is $120K a year of owner earnings, a far lower bar. Our what business makes $10,000 a month tool matches your cash and income goal to business types. For the $1,000-a-day tier in between, see our $1,000-a-day study.
What jobs can make $50K a month?
Our data covers businesses for sale, not salaries, so we cannot rank jobs. What we can say is that employment pay and owner earnings differ in kind: a business owner's $50K a month includes the owner's wage and the return on risk, and in listings it is stated before the loan payment.
Where can I invest $50K for monthly income?
This page is not investment advice. As arithmetic: $50K of cash at 10% down supports a business priced near $440K in our loan model (price x 1.13, 10% down). In listings asking $380K to $440K, the median states $155K of SDE, about $12.9K a month before the loan, on a median 2.61x multiple (n 1,200+). Nothing at that price comes close to $50K a month.
What business can make $50K a month from home?
None of the businesses that pay owners $600K a year in our listings are run from a kitchen table. They employ a median 14 people where staff is stated. Home-based businesses exist in the data, but the $50K-a-month ones are crews, routes and practices with a premises or fleet.
What is the most profitable business to start with $50K in the USA?
No business starts at $50K a month. Starting with $50K is a different question, and our budget guide sorts industries by the cash they need and what they typically earn. The listings on this page show what the businesses that reach $50K a month cost to buy: a median $3.5M.
How much does a business that makes $50K a month cost?
Listings stating $600K to $750K of SDE ask a median $2.3M (n 700+). All listings at $600K or more ask a median $3.5M, 3.76x earnings. At 10% down plus 13% for fees and working capital, the median needs about $395K of cash. Cheaper multiples exist in courier (2.94x), medical (3.01x) and restaurants (3.22x), and dearer ones in manufacturing (4.55x) and care homes (4.68x).
What business can make $50K a month in Texas or any single state?
This page works at national level, because 2,400+ listings spread across 50 states leaves too few per state to say anything sound. Use the industry table to pick a type, then filter the Main Street Index by state for the listings themselves.
